The scents of spruce and peppermint accompany the couple who step into your office. Flakes of melting snow from the first real snow of the year dust their clothes and hair.
“Mr. and Mrs. Yukimura, welcome,” you greet them. “I hope the drive wasn’t too bad?”
“Not at all. We’re used to driving in the snow,” Rin Yukimura answers. He has an air of dignity and cool reserve about him.
“That’s good. Now, what can I help you with?”
“We’ve just won the lottery,” Fuyuko Yukimura answers before her husband can. “We want to build our vacation home on it. A chalet-style house. It’s been our dream for years, and we can finally make it come true with your help.” She seems more relaxed and friendlier than her husband. But maybe he’s just shy around strangers or doing his best to appear businesslike? You don’t want to be too quick to judge.
“I’m glad to help. How large of a chalet are you thinking?”
“Nothing big or fancy. Three bedrooms with ensuite baths and a half-bath for guests will be plenty,”
Mr. Yukimura replies. “One of the bedrooms should have an attached living area as well - we’re considering renting it out to earn some extra income.”
“The upstairs bedrooms should also have balconies,” Mrs. Yukimura adds. “On the first floor, we want an open floor plan so the view can be enjoyed from anywhere in the house. We need a kitchen, dining room, living room, and a half-bath for guests.”
“We will be spending a lot of time outdoors, hiking or biking in the summer and skiing and snowboarding in the winter, so we don’t need a very large lot. A patio for outdoor entertaining in the summer would be nice though,” Mr. Yukimura says. “Naturally, we’ll need storage space for our gear and bicycles.”
“With a telescope. I love observing the sky at night,” Mrs. Yukimura adds. “Oh! We would love a fire pit or outdoor fireplace to heat the pater so it can be used in cooler weather too. And there should be one or two fireplaces inside as well.”
“That all sounds doable. Do you have a preference for where this chalet should be located?” you ask.
“In the mountains would be great, but we understand if that’s not possible. In which case we’ll take anywhere we can enjoy the change of seasons and the outdoors,” Mrs. Yukimura answers.
You make a note of their preferences. “All right, and what is your budget?”
Mr. Yukimura answers this time. *$150,000. Will that be enough?”
“Yes. We’ll get right on this with winter coming, and should have your chalet ready by the end of the month.”
THE BRIEF
Budget: 150,000
Lot size: Any size that will fit the Yukimuras’ requirements while still leaving room for landscaping.
While building the chalet in a mountainous area would be nice, it is not required.
The chalet should have three bedrooms and three and a half baths.
One of the bedrooms should have an attached living room as well as the bath so it can be rented out as a separate unit. Note: This part of the challenge was written to allow anyone who has the For Rent pack to use the residential rental lot trait, but it can as easily be for a base game roommate.
The main living area should have an open floor plan with lots of windows.
Upstairs bedrooms need balconies.
The covered patio should have room to entertain and an outdoor fireplace.
The house should have at least two fireplaces inside.
Include a storage space for the Yukimuras’ gear - bicycles, skis, sleds.
Remember to landscape.

ENTRY DETAILS: (Tell us about your lot.) Based on the description, I pictured an older couple (not yet elderly) with grown kids so they would be looking for a home more suited to entertaining adults. I imagine that since they are using lottery winnings to purchase the home, they would be looking for something comfortable but kind of showy since they would like to share their newfound wealth with family and friends as often as possible.

ENTRY DETAILS: This Chalet-style Vacation home is located in the 2-4-2 Wakamabori -lot in Mt. Komorebi. Although it's not located right on the mountain area, this is a lovely and serene place surrounded by beautiful nature - here the Yukimuras can enjoy wonderful views and the mountains can be seen from here as well. This beautiful area offers many things to do, such as walking trails in the gardens and a swimming spot near the waterfall.
Special Note: To show what it would look like if this were located in the snowy neighborhood of Mt. Komorebi, I temporarily placed the home to the 5-1-1 Kiyomatsu -lot, so there are a few pictures included in the Slideshow, showing these snowy pictures.
The first floor of the home features open plan living space: kitchen, dining area and living room. There is also a half bath. On the covered terrace is the outdoor entertainment space: there is an outdoor kitchen area with a grill, a sitting area with an outdoor fireplace, and a dining area with a globe bar. The first floor also has the separate rental unit which was requested: it is attached to the house, but it also has its own entrance and a small porch. There is also a door from the rental unit leading to the main living quarters: to the main living room (that door can be locked, if wanted). The rental unit has its own living space: living room, small kitchen & dining area, and a bedroom with an en suite bathroom.
The second floor has two bedrooms with private balconies: Mr. & Mrs. Yukimura's suite: the Master bedroom & en suite bathroom; and a guest suite: guest bedroom with an en suite bathroom. The second floor also has a cozy lounge area. Additionally, there is a small balcony, where is the telescope that Mrs. Yukimura requested. There she can enjoy observing the sky and the stars. The yard areas are quite small, but the covered terrace and balconies also offer more outdoor space; and since - according to their words - the Yukimuras are really active and like to go out in nature and enjoy various outdoor activities, I thought that these outdoor spaces would probably be enough for them. Located on the left side of the property, is also that separate storage space which was requested.

*Essay answer. I found that I could not see or access the Zen garden in the yard and some yard features in the Mt. Komorebi cold mountain lot (Kiyomatsu Point), so I decided to use the lot at the bottom of the mountain (2-5-1 Wakabamori), which if you kick out the original family there and bulldoze the home and lot/ground, it is values at $14,500 for the lot. Unfortunately, I found that if I try to add the lot to the gallery while placed on (2-5-1 Wakabamori), it only provides an image of a huge tree when saving to the gallery... even if I turn the home, etc. (see screenshot) So... for the purposes of the pricing I am claiming the lot value of (2-5-1 Wakabamori), even though it was uploaded to the gallery on lot Kiyomatsu Point so that it wouldn't look stupid. I hope this is an acceptable workaround for the purposes of the challenge. If not, just ignore my entry.

ENTRY DETAILS: This mountain home can also double as a vacation getaway! Includes a hot spring, Zen-garden, all-season garden, fishing pond, small guest house for renters or guests, additional storage/butler/guest room, 4-seasons patio for entertaining, is pet-ready & more! I added comments on the images in the slideshow, so notes aside from those comments that are specific to the challenge and this family: I leaned heavily into the desires of the family that they wanted to use the home heavily for socializing, enjoying the outdoors, and hosting others on the lot... to entertain them, possibly to accommodate some overnight guests, and to enjoy the outdoors, including many options on the lot. I also pet-readied the lot, just in case. There is also a hot spring, fishing pond, Zen garden, and many details on the lot which will provide enjoyment in Sim-terms & functionality. I also added a number of decorative and functional aspects that would add a flavor of Asian context considering the location or the lot, however it has an overall 'fusion' feel and function, thus hopefully a multi-cultural appeal. I love having butlers when they seem appropriate to the lot, so, considering their interest in having guests, I made the 'storage' room requested into a multifunctional room, with a cot, storage chest, shelving for skis, room for bikes, etc., and there is an exit door from the room to the porch plus a door to the foot of the stairs in the main part of the home. I made 2 bedrooms plus the 'guest/rental' area as a separate 'guest home' on the lot. It has it's own fireplace, living room, kitchen, a deck with picnic table and grill, etc... and two bedrooms. (See slideshow details) So... I hope this will add a more functional, practical, and profitable option if they want to rent out the space. Anyway, more rest of the details are included in the slideshow. Thanks!

Located high in the mountains of Mt. Komorebi on Kiyomatsu Point, is the new home for Mr. & Mrs. Yukimura. This house is the home that the couple has always dreamed of; a chalet-style house. The house has an open floor plan with the main bedroom on the main floor and two bedrooms with balconies and attached bathrooms for guests on the upper level. The walk out basement is where the requested rental suite and the storage garage for the sleds and other gear are located. There is also a laundry room and mechanical room on the ground level. There is a telescope, outdoor seating, and dining space on the upper deck and a fire pit near the sauna in the back as well as a covered hot spring and bar area with an outdoor pizza oven. There is plenty of extra space in the yard to build snowmen, make snow angels, or have snowball fights. Inside or outside, there is always something to do on this property.

ENTRY DETAILS: A-Frame Retreat sits on the Von-Windenburg Estate lot. Complete with a private and fully stocked pond. There is an income suite complete with kitchenette and private bath. There are a total 3 indoor fireplaces and 1 outdoor fireplace (that oddly enough sends the smoke out of the house chimney). With hiking, swimming, fishing and offroading (using my imagination here) during the summer months and ski-ing, sledding and snow ball fights in the winter, there is never a dull moment.
