A maintenance man/superintendent to send to rental properties if you're a landlord?
This is already a feature in The Sims 4 For Rent. Playing as a Landlord, you can hire a contractor to attend the properties you own to fix broken things and sort out rental events.

Also a part of For Rent, using the maintenance troubles lot challenge the pools can become dirty and need cleaning.
Yup, I have For Rent but instead of hiring a contractor when things go wrong, you could have a maintenance man/crew on staff to proactively maintain the properties. A pool guy would be fun to have just so the pools don't get that algae cleanup task.
