Not Allowed To Place in Build Mode

Hi all, 

I am completely new here and have recently started back playing the sims 4 again. This time I started to download mods for the game. Here is my dilemma. After downloading these mods and moving them into the game I noticed that I am no longer able to place items into the game in build mode. The exception with this is I can place items in build mode only if they're already in my inventory or in a preset room that you can place right into the game. 

I attempted a method early on that I found to resolve this issue however this was to know resolve. That method was to remove the EA file and place it back which reset the game. It didn't work.

So I created a file to back up my mods and deleted all and ran the game without the mods and the game worked perfectly but no MODS. I need to find the mod that is creating this issue and yes I do have better exceptions downloaded but it doesn't show any issues. I have been stuck on this issue for at least a week and I really want to enjoy my sims. 

Also, I am no expert and would love any assistance if possible.
