You can download that house from the Online Gallery if you like. It is currently featured on the main menu. Any house with the lot type Haunted Residential will work.
It takes two days for Guidry to appear he does so at 9 PM and you must be at home. No specters will appear and the helping hand will not work before that visit. The Seance table however will work regardless so you can get Medium skills.
You already got it once you will not get it again. As I already wrote you must wait for Guidry.
In my game there is no lot type for a haunted residential. How can I fix this?

@jpkarlsenI have bought the pack. That's why I am not understanding why the option isn't available.
Im having the same issue. I do not have that option in the lot type menu. I have access to all the others but haunted is not appearing.
Move your Mods folder to the Desktop and delete localthumbcache.package. Then test the game
If it works now check for updates to your Mods and CC. Add it back a little at a time while testing until you have found all that are broken.
