izzy_inglis I don't see anything Sims 4-related in your dxdiag, but one test worth doing is switching to DirectX 11 mode, if you haven't already. How to do so is covered here:

If that doesn't help, try playing with your computer offline, which you also shouldn't have to do but helps with lag in some cases. You can sign into the EA App and put it in offline mode, then disable wifi and/or disconnect the ethernet cable before pressing Play. If this improves things, try again with your computer online but with the App still in offline mode.
