Buy/Build: Can only manipulate one item

When I want to move or delete an item during game play I have to delete an item go into live mode back to build mode to them delete another item or move something around. Same when I want to delete out of household inventory. When I want to build I have to build a wall, click on a tool or cancel, click wall again to make a new wall and repeat over and over until the build is complete. And when I want to place furniture I have to place item, click a new tool then back to the move object tool again to move it or change it and repeat that process for all items on the lot.

I had the same issue with a fairly new install this week. I ran a repair on the sims game and updated my graphics card. One of the two items fixed it.

So whenever I try and use build mode, the first time I place whatever on the new lot it works, but after that I cannot do that anymore and have to exit build mode and enter again to be able to do it. And so on and so forth.

When I enter build/buy mode I can only select and place one item. Even entering live mode and then re-entering build mode does not fix this as I still cannot place any items after re-entering build mode. I have to exit the entire game and restart the game to fix it. However, even when I restart the game eventually the issue happens again after a bit of playing. I have no mods installed and have never had mods installed. It also happens in every save I have every time I play the game. It's been happening for at least 6 months and it is getting more frequent. I saw another post about this issue, but it said the status was validating the fixing of it so that's why I'm reporting it again because it is definitely not fixed yet.
