Yes, I see what you mean, but adding another type of lot still brings in more Sims, and the place feels alive on its own without needing to travel there like with a typical community lot. The difference is that our Sims will actually live on the lot as well. What I’m looking for is being able to create something like a “small street corner” within the lot where we live.

You could try adding a small home business to your lot if all you want is for it to be more lively. Also, some lots have by design a lot more traffic near them from townies. You also need to keep in mind that average number of sims on a lot is about 25, so even it if it's multifunctional, there won't be that many sims there either way.
