All of a Sudden Freezing/App not responding

Hi, I am usually pretty good a fixing these problems myself but im at such a loss. Ive removed all mods, ive tried older save files, adjusting a few setting ive seen recommended and finally tried removing the sims folder and playing the game the game as new. Ive repaired my game and now i've resorted to uninstalling and reinstalling to see if that magically makes anything better.

I was playing the Sims Saturday without any problem and have never had this problem previously and ive had the game since launch day. Yesterday, Sunday it was also working fine until i quit and came back later in the day to play again. 

It keeps freezing everywhere. I get the spinning beach-ball and the game stops responding and I have to force quit. At first i thought it was just in CAS but after about 10 minutes in game it starts doing it and continued after making various attempts to fix it. Now when i backed up my files and had the game generate a new ones it started doing it right away at the main menu.

It has supported the game perfectly, with thousands (+13,000) mods up to this point. I have no idea why i can't even play a vanilla game without mods right now.
