Lagging + Crashing After Update

I've spent countless hours the past week and a half trying to figure out the culprit. I've tried ABSOLUTELY EVERYTHING. 

50/50 Method, resetting the game, removing mods/cc/saves completely, adjusting settings, etc...nothing has worked! 

1.) WITH MODS/CC: The interaction menu takes 3-7 seconds to pop up after clicking on a sim, computer, fridge etc. Other objects such as chairs, sinks, doors etc. open within about 1-2 seconds (which is what I am used to (for all objects/sims) considering the amount of mods/cc I have in my game). All my mods are updated. 

2.) About 20 minutes ago, I completely reset the game (for the 50th time). No mods, no cc. 100% vanilla. As soon as I enable "enable mods" (despite playing 100% vanilla)  there is still a 2-3 second delay when I click on a sim or computer (those seem to be the biggest issues) and long loading screens.

3.) I tried recording an LP earlier with all my mods/cc, the game ran smoothly (despite the extremely slow interaction menu) for about 40 minutes until the entire game started to lag and the interaction lag became so unbearable I could hardly play the game. 

I've NEVER had ANY issues with my game or experienced lag until the recent update/patch. I've been able to play with custom settings ranging from medium-very high all while recording my game play for my channel; without any issues. My specs are below...

I've tried everything. Please help.
