For Rent - no rent collections or payments
Since I started playing For Rent a few months ago, as a tenant, my character has never paid any rent, and as a landlord, my character has never received any rent. Also, I will complete tasks for my tenants, but the game tells me I have failed to complete them, leading to my ratings going down.

With your sim not paying rent as a tenant, does the option not show up on the mailbox to pay rent? Do they get notification that rent is due? Does this thread sound like your issue?
