Game is currently completely unplayable

Since the last update my game has been completely broken:

I can't select anything (furniture, skill items, any typical item you can usually interact with) while in build mode and live mode. Its as if the game doesn't recognize that there is anything there at all.

Meaning I can't play anything at all in live mode because I can't select anything at all to interact with. 

when selecting something to buy from the catalog while in build mode, once you drag it out of the catalog and into the world for placement, it vanishes. I can't use any of the other build tools like the eye dropper or swatch selector either, rendering build mode also unplayable.

Because of this I am going to miss out on the reaper rewards and lots of valuable playing time

I did have mods and CC, I deleted all my CC and updated my mods, still had this problem. I then deleted my mods folder and still have the problem.
