@DT4750 Save the buildings as rooms. You can delete one square of each interior wall if you want to save each floor of the house as a whole rather than each separate room. You can put a fence around some landscaping and save it too.
Once you've loaded the new lot, place each "room" as you see fit.
I know it's not a perfect workaround, but it's better than nothing.
Yes, absolutely what @puzzlezaddict suggests. This does work, I use this method a lot to create retail lots and retail chains. For example I've merged several different small fully stocked retail lots into one to make a shopping mall by saving each room from other stores and placing them on a new lot.
I've also taken rooms from other retail lots to make a totally new store with ready made stock.
I've used it to add rooms to an apartment building/house share as well and then copy them throughout the building just by using the copy room function.
So it works for any type of lot whether business or residential and it's pretty straightforward to do.

The issue with saving the house as rooms is that a lot of things get lost:
- foundation type
- foundation heights
- terrain paint
- terrain manipulation
- water tool
- roofs
- Some plataforms need to be saved as separate rooms because deleting walls don't count them as the same room
- Using fences to save landscaping don't work sometimes if you have a basement
While that does work is a good solution for some type of builds but not for complex builds using terrain tools or high fundations with stairs.

I haven't encountered the problem you mention with using fencing to save landscaping but another tip is to use half walls instead of fencing around a section of garden and then once you've placed it, then replace the half walls with fencing. I do this when I'm copying a section of garden/flower bed to another part of a lot. Sometimes my fencing section wasn't recognised as a room and I couldn't figure out why. But the half walls did work with the flooring insert created with a grass floor tile or gravel for example as terrain wouldn't copy over as you rightly pointed out.
The platform issue has a bug report here:

It's an annoying one, it takes huge chunks out of rooms. I use platforms a lot.
