I wonder if you convert all the space to "shared" first after evicting everyone, then changing the venue to generic then residential?
As for the more than 6 households on one lot? I think that's getting a bit greedy lol! I was amazed when Maxis did make an apartments pack and didn't wait for it to go on sale.
I've been testing it myself and so far have no problems. (Other than the build-mode conflict after the lot is 'finished' then deciding to add or change stuff like adding another floor.)
Funny thing is I've actually made one, the BFF's one into each bedroom is an 'apartment', but the rest is all shared. Kitchen, living-room, bathrooms, everything is shared. It's 4 apartments technically. - leucosiaxSeasoned Hotshot

If you do revert the residential rental venue to 'regular' residential, be sure to evict all the households first. Or at the least keep just the owners in (if any) otherwise it becomes a mess.

I've had to do that (revert to regular residential) because of problems in build mode with building unto the current lot while it's residential rentals.
Maybe I can evict all the households or tenants first then bulldoze the lot, is that okay?
@bootsguy the bug is once you have converted the lot to residential rental, it can not be undone, at least in a way that is successful. And it is unclear if that is related to the dreaded save corruption. Hopefully this will be addressed in the new patch this week, but fingers crossed all is solved.
If you want to try to convert it, maybe it works. I had some work arounds for this, was turning the lot generic and dropping a generic or other lot down from the gallery. It usually worked but save corruption occurred so if you really want to change the lot back to a regular residential, the only safe way I know is to resort to the save before you converted it to a a residential rental. I believe these features are Discover University. I have been using it in townhouses I have not converted to residential rentals and it kind of works.
- mightyspritesimsRising HotshotHi @bootsguy here is the bug report on that issue, maybe have a look and see if you want to try it

It is on the laundry list, so there's a chance it might be fixed today! "Admiral8Q;c-18352623" wrote:

- SimmervilleSeasoned AceI would actually suggest not using For Rent related cheats at all, until EA has addressed the problem with some games getting corrupted. My suspision is that majority of those affected were using cheats to exceed the limits set by the game. This also goes for cheats allowing for more than 99(?) rental units per save. Personally I never recategorize a rental lot, because I think this might be part of the problem, too ;) So, make sure the rental lot is completed before setting those units, and don't try to revert it to regular residential afterwards.
IF you don't mind starting over occasionally, with a brand new save, I see no problem though. You could also test the cheat in a separate save, in case you have a main save. No matter what you do, remember to backup your current files :) - atreya33Seasoned AceThere is a cheat.
Some simmers believe this cheat can increase the chance of file corruption. Be sure to back up your game and use at your own risk
The cheats require testingcheats to be enabled first, by typing
testingcheats on
Then the cheat itself :
bb.increaserentalunitcap off
The cheat removes the rental unit cap on a lot, allowing you to make more than 6 units in 1 Residential Rental. Note that the global limit of 99 rental units in one save file does still apply
