MacBook Pro 2020 freezing and I can't see sim houses/places when visiting

I just got a new MacBook Pro 2020 and I since playing on it, I've had my sims 4 game freeze many times. I have to go out of it and back in and then it'll freeze again 2 minutes later. And now whenever I go visit another sims house or any place (ex. the gym) the lot is blank?
I tried moving the Sims 4 folder from my Finder - Documents-->Electronic Arts--->Sims 4 and that did not help at all.

I'm getting frustrated and i just want to play my game ☹️

    Move the Sims 4 folder to the desktop again, repair the game in Origin then launch it. Go into in-game options and enable vsync. Restart the game and don’t move any of your previous saves, mods, other files into the newly created Sims 4 folder. How long can you play for in the new clean game?

    Could you post a screenshot of your in-game options?

    Did you buy the Mac brand new, i.e. it's old stock but never been used, or is it a refurbished model?

    Which version of macOS are you running?

    I am running macOS 13.4

    This is a refurbished computer - although it works great if i'm not playing sims
