Sims 4 lagging, crashing BADLY!

I don't understand what's going on. Since the recent updates I can't even get 30 seconds on gameplay! It takes an age after I've clicked on something for anything to pop up. It freezes/crashes almost as soon as I do anything and it's taking 10+mins some days just for the game to load! I've cleared cache endlessly. I've un-installed and re-installed. I've even deleted entire saves and removed all my mods and it seems worse somehow! I've done repair game sooo many times. Can anyone help or is anyone having similar issues?
