What worked for me after spending an entire day trying pretty much everything I found online:
+staticprop_color_use_bindless 0 +staticprop_depth_use_bindless 0 +r_drawworld_depth_bindless 0 +rhi.dx12.EnableGPUUploadHeaps 0
This finally fixed the crashes for me. Let me know if it works.
