EA app and steam refuses to launch the Sims 4

I'm unsure whats going on.

The game when I launch from Steam says Preparing game and then just closes the window. If I an not IN the window it turns around and says that i dont have permission to play the game as someone else owns it, which is odd as my friend bought it for me but it is all on MY steam account.

I can launch sims if I only install it through EA app, but then there are none of my packs on it. It refuses to take my steam into account.

tried:

Used CCleaner .
Restarted computer several times (after every change)
Tried running as administrator both EA app and game from folder.
Installed latest windows update.
Verifying files in steam.
Allowed through antivirus
Closed razer and nvidia to avoid issues

Unlinked and relinked my EA
Updated all drivers
Checked issues in reliability monitor - none found
